Archway Campus, 2-10 Highgate Hill, London, N19 5LP – Islington
SevenCapital has had its planning application for the redevelopment of the historic Archway Campus site in the London Borough of Islington validated. Commenting on the quick buildup, a spokesperson for the Pyramids explained that when completed, transforming the well-known site will help preserve its history while meeting local housing and public space needs.
Seeking to create a vibrant mixed-use community that is connected to its past as well as its new people, the proposed development will be residential-led and formed by a cohesive set of relationships between streets and buildings.
These buildings will be carefully restored to return them to meaningful use, celebrating the historical importance of the site. Along with the restoration, the development will also bring 178 new homes, 50 percent of which will be affordable housing.
It is subject to a need for more affordable housing in the local area, identified as a priority in the borough's housing strategy.
The project will be mixed-use with student housing, which will benefit the local community and add much needed accommodation for students in an area with some strong education links. The project will also feature commercial spaces to support the area's economy and ensure a vibrant atmosphere.
In addition to the new housing and commercial uses, the development will deliver substantial improvements to the local public realm. The plan calls for guaranteed green space and landscaping, and a space for a plaza to draw people and make sidewalks more appealing.
Islington is among the most desirable areas of London, with high demand for housing and little new development capacity. As of April 2023 the average property price in Islington is £791,082 and five-year house price growth is 21.2%.
New homes set to be released within the Archway Campus development will suit an array of buyers including first-time buyers, families and professionals, an ideal choice for anyone seeking a thriving and well-connected area in the centre of Islington. With close transport links, local amenities and nearby green spaces, the development will be even more attractive.
The application is for a residential-led development with 50% affordable housing in accordance with the borough's housing policies. In addition, the incorporation of student housing is consistent with the nearby student's need of housing.
The planning for development will acknowledge and respect the character if the site and its surroundings by maintaining the heritage value of this site while adapting existing elements and adding new ones to meet the needs of the community today.

Choosing a floor plan might be tricky, but it shouldn't be so. See 3 quick tips below to pick only the right layout for your new home.
Tip 1 — Measure it all
You might already know your desired square footage when choosing a new home. Generally, more bedrooms mean more space, which also drives up the prices.
However, modern developers offer smart floor plans so you can make better use of the space. For instance, a studio with an open floor plan can be much more efficient and affordable than a typical 1-bedroom apartment with a traditional floor plan.
Tip 2 – Go with the flow
Once you have picked one or several layouts, you need to imagine living in the space. Visualise daily activities like laundry or cooking: is it convenient? Do you have enough space?
Online interior design apps that offer 3D visualisation (many of them are free) are time-savers here. Just download the desired floor plan from 1newhomes, upload it to the website you chose, and get a 3D render to visualise living in your new home.
Tip 3 — Do not neglect flexible space
The current lifestyle dictates its own rules. That’s why you need to consider flexible space in your perfect floor plan to have room for a home office or a gym. In addition, be sure to check that your new flat has a lot of natural light. The importance of the latter goes without saying.
