Merrick Place is a £157m regeneration project in Southall, Ealing, that will provide 575 new homes , retail space, and community facilities. It is a joint venture between Vistry Group, Sovereign Network Group (SNG), and Grainger, with architects Cartwright Pickard. The project, which is due to be completed in 2026, will develop a site that was once used for industry into a bustling mixed-use area.
Ideally located only 100 metres from Southall Crossrail (Elizabeth Line) station, Merrick Place provides rapid accessibility to central London and beyond. The location is well served for the town centre, local shops, parks, and schools. The development will also contribute to the overall regeneration of Southall and the London Borough of Ealing, promoting a combined residential expansion and local economic growth.
The development has a large community emphasis, and 35% of the homes at the development are for affordable housing, with 42 homes available for London Affordable Rent and 132 for Shared Ownership. Forming a significant part of the SNG London New Homes Programme, Merrick Place also creates new public spaces, shared gardens, play spaces, and pedestrian-friendly landscaping. These amenities are developed to build community and are good for residents of all ages.
Merrick Place will include 2,100 sqm of office space and 318 sqm of flexible commercial space to support local business and employment opportunities. The project is car-free, offering 926 cycle parking spaces, two servicing bays, and an improved public realm at the Merrick Road frontage. This pedestrian-first approach aligns with sustainable urban living principles, enhancing everyday convenience and quality of life.
The scheme consists of four buildings ranging from 15 to 23 storeys, positioned around a two-storey podium. Designed with a modern aesthetic and delivered using offsite construction methods, the development offers improved build quality and efficiency. All homes will benefit from thoughtful layouts, contemporary finishes, and access to outdoor and communal green spaces.
Merrick Place is being delivered by Countryside Partnerships (part of Vistry Group) and is supported by funding from the Greater London Authority’s Homes for Londoners programme. With excellent transport links, a car-free design, and a focus on long-term sustainability, this flagship scheme plays a vital role in addressing housing needs while shaping the future of Southall.
