Former Camberwell Magistrates’ Court redevelopment The former Camberwell Magistrates Court is a substantial landmark building and the site benefits from its enchanting garden square setting. This ambitious refurbishment will breathe new life into a disused building and ultimately repurpose it as a thriving neighborhood center, providing 134 new homes, extensive community facilities, and modern design to ensure long-term sustainability in the heart of Camberwell.
The site, which sits in central Camberwell, is an eye-catching spot, currently vacant since the court closed in 2020. The reimagined scheme will put the building back into civic use, incorporate a new public plaza, and create 650sq-m of new green space through the conversion of a section of nearby dual carriageway. Their new look facilities will offer a hub for the local community.
Central to this regeneration is a community-led design. The scheme provides 134 homes with 35.1 percent of the total being affordable – including 14 large family-sized units for social rent. It further features 250m² of flexible community space, co-working spaces, a café, and a podcast/recording studio to encourage local creativity and socialization. A double-height atrium space will function as a 24-hour hub for residents and visitors.
A new 150-room Zedwell Hotel will provide affordable, high-quality accommodation, expected to generate 34 permanent jobs and contribute £1.8 million annually to the local economy. The development also incorporates a variety of indoor and outdoor areas designed to support markets, exhibitions, and performances, bringing cultural energy into the heart of Camberwell.
The design prioritizes both embodied and operational carbon performance. By retaining and reusing the original concrete frame, the project saves an estimated 4,593 tonnes of CO₂. The scheme delivers a 75% improvement in operational emissions compared to 2021 standards. Elevational architecture has been carefully reworked to enhance the building’s street presence, adding modern character while respecting the original structure.
Sustainability achievements include a 378.5% Biodiversity Net Gain and an Urban Greening Factor of 0.4. New landscaping, rooftop greenery, and extensive planting will create a more vibrant and ecologically responsible environment for residents and wildlife. The project aligns with local and regional climate goals, integrating sustainable living into its architectural and public realm strategy.
Developed through years of collaboration with Southwark Council, the GLA, and local stakeholders, the project has been praised for its urban design, community orientation, and architectural ambition. The revitalized public square and multi-functional spaces position the former magistrates’ court as a new cultural and residential anchor for Camberwell’s future.
