Residents' gym, spa, salon and treatment room.
So spectacular is the view at Park Modern that, when Fenton Whelan’s sales director Lars Christiaanse pitches the development to potential buyers, he simply sticks a photo of the vista in front of them.
Park Modern is Hyde Park’s newest collection of super-prime residences, offering 57 apartments overlooking Hyde Park and Kensington Gardens.
Located on Bayswater Road towards the entrance of Queensway, the property faces the park from the south, allowing residents to enjoy both the sunrise and the sunset from their apartments, which range from £2m for a one-bed and go up to £60m for the striking nine-bed penthouse.
Architecture firm PLP is behind the building’s design, which features an unusual undulating façade. “From the very beginning we resisted creating a building that was just a simple rectangular box.
This building has a very unique and special role in its setting. Therefore the building’s expression had to be something different; it had to be something memorable,” says Lee Polisano, founder of PLP. The design was inspired by the surrounding parkland, with the curves representing “this continuous line that moves from one end of the site to the other, evocative of the organic shapes that one sees in nature”.
With outside space more important than ever following the pandemic, the development’s considered design will surely be key a selling point: every property, from the studios to the penthouses, will have access to outdoor space in some capacity, whether that be a balcony or a wider terrace.
Those lucky enough to live in the top floor penthouse will be able to enjoy a wraparound terrace with views spanning the city, from Canary Wharf to the Royal Albert Hall.
Inside, the interiors have been designed to maximise the views, with large windows, high ceilings and a light colour palette allowing the surrounding parkland to do the talking.
The developers spent time hand-selecting natural stones and designing the joinery, doors and iron mongerery, to ensure “everything you touch feels special”, says James Van den Heule, co-founder of Fenton Whelan.
These design features will continue in the reception area and on the wellbeing floor, where there will be a residents-only spa, with treatment rooms and a 25m swimming pool, a gym and a 16-seat cinema that residents can reserve for private use.

Natural stones, bespoke joinery, and meticulously designed doors and ironmongery were carefully chosen to ensure a sense of uniqueness in every detail. “Everything you touch feels special,” says James Van den Heule, co-founder of Fenton Whelan.
