The initial phase saw 71 homes completed and occupied by returning residents in 2019, with Phase 2 expanding the community through 106 additional units and a modern community centre that finished construction in March 2023. Both phases incorporated tree-lined streets, landscaped courtyards, private gardens, and play areas to craft a high-quality living environment blending public and private realms.

Resident participation was vital in shaping Sherwood Close, with locals, stakeholders, and the council contributing ideas to the overall vision. Crucially, each replaced home mirrored the footprint and standard of its predecessor, ensuring social housing stock remained on site. The development also offers moving assistance to support residents, underscoring Clarion's commitment to resident well-being. Final Phase: New Homes for a Diverse Community

The concluding phase of the regeneration marks a milestone for the area. Led by Clarion's development arm Latimer in joint venture with Fairview New Homes, Phase 3 will deliver 188 new units - including 37 for social rent - bringing the total to over 360 homes. Ranging from six to 14 storeys, the buildings will provide one-, two- and three-bedroom flats with modern sustainability features like air-source heating aligned with Clarion's net-zero carbon pledge.

The scheme also features an attractive central courtyard and a £1 million Community Fund run by Clarion Futures to aid local voluntary groups. Construction is slated to start in mid-2025 with anticipated completion by early 2028. This phase reinforces Sherwood Close as a sustainable, inclusive community, weaving high-quality housing across tenures with quality public spaces and social infrastructure.

Strong Community Impact and Urban Integration

Sherwood Close exemplifies successful neighbourhood regeneration, coupling social purpose with urban renewal. Each home offers private outdoor space and improved accessibility aligned with residents' needs and modern living standards. The inclusion of social rent and shared ownership units supports affordable housing targets - over 58% of homes will be affordable upon full completion - ensuring equitable access without compromising design quality.

The newly established Colin Bryant Centre serves as the community hub and marks a key social milestone. Managed by Nucleus Community Action with Clarion Futures' support, this centre provides residents with services and a welcoming social space. The project also emphasizes community development through partnerships, financial support for local initiatives, and resident-led engagement - ensuring Sherwood Close remains rooted in local identity while embracing the future.
