Delivering a modern office campus anchored by Ted Baker’s new global headquarters, a building currently known as ‘The Ugly Brown Building’ will soar to new heights of sophistication.
Bearing no resemblance to its current aesthetics, the redevelopment will see the waterside location transformed.
Set within a new public realm, the scheme will be home to the Ted HQ and a further 600,000 sq ft of office accommodation which will sit alongside new restaurants and a Ted Baker themed hotel to be completed in 2022.

In a significant development, Reef Group has selected Ardmore as the main contractor for the concluding phase of Tribeca, situated within the Kings Cross Knowledge Quarter.
Spanning an impressive 1 million square feet, Tribeca stands as London’s largest purpose-built life sciences campus. It boasts a diverse array of amenities, including top-tier workspace, cutting-edge laboratories, residential accommodations, retail outlets, dining establishments, and even its own campus square and verdant green spaces.
'The Ugly Brown Building' will undergo a remarkable facelift as it transcends its current appearance to become the future headquarters of Ted Baker, marking a shift towards a more refined architectural outlook.
This redevelopment initiative will not only reimagine the current structure but will also overhaul the waterfront locale. Encompassed within a fresh public space, the project is slated to host Ted Baker's headquarters, boasting an additional 600,000 sq ft of office space. Alongside these offices, the site will introduce new dining establishments and a Ted Baker-themed hotel, all scheduled for completion by 2022.
Following initial works in June to demolish the current structure on St Pancras Way, the team will separate the structural slab from its neighbouring plot and then build the new 7-storey Apex building.
Stuart Deverill, managing director of VolkerFitzpatrick’s Building division, commented: «I am delighted that VolkerFitzpatrick has been appointed to deliver this first building within the new waterside Tribeca development. The Apex, a part of this creatively repurposed and thriving district of London, will be a welcome addition to our portfolio of mixed-use projects.»
The £29 million project is due to complete in Q1 2023.
