The Avondale Drive Estate is a housing-led regeneration scheme to deliver a mixed tenure sustainable community within Hayes, London. Provided in three thoughtfully phased stages, the development will provide over 240 new homes, improving the current local environment for existing tenants and leaseholders, while welcoming new residents to join a diverse and active community.
Located adjacent to Hitherbroom Park in the London Borough of Hillingdon, the development benefits from green surroundings and improved pedestrian connections to local amenities. The regeneration integrates with the wider community and enhances the public realm through landscaped spaces and improved access to nature.
The scheme has a significant focus on supporting existing tenants and leaseholders. The project designed supports the council’s decant strategy and enables the residents who may wish to remain on site to move only once in the course of the redevelopment. Importantly, the first phase will focus on the delivery of 121 council-rented homes and fewer than 144 units for returning leaseholders to ensure the transition does not disrupt the communities.
The regeneration includes new public and amenity spaces linked to Hitherbroom Park, offering landscaped communal areas for recreation and relaxation. The scheme also features secure car and cycle parking for residents, promoting convenience and sustainable mobility.
The new homes will include a mix of 1-, 2-, and 3-bedroom flats, along with 3- and 4-bedroom duplexes, providing flexible options for different household sizes. The development is designed to modern standards with a focus on comfort, energy efficiency, and long-term livability.
The project will be delivered in three main phases:
Phase 1a: Includes 30 council-rented homes. Demolition began in May 2023 with completion expected in early 2025.
Phase 1b: Includes council-rented, leaseholder, and private sale homes. Construction began in winter 2023 with completion projected for winter 2026.
Phase 2: Primarily private sale homes. Scheduled from winter 2026 to 2029.
Construction includes reinforced concrete frame continuation, brickwork and blockwork installation, scaffolding, and Metsec installation. The regeneration aims to provide a balanced and enduring urban environment, ensuring long-term benefits for both current and future generations of residents.

In a 2021 ballot, 94% of residents voted in favour of the redevelopment plans. A contract with Higgins Partnerships was signed in 2022, with demolition works commencing in May 2023.
