The initial phase blocks are slated for completion in Q4 2027, while the full handover of the entire complex is projected for 2030.
Lots Road South is a planned project for homes and other uses in southwest Chelsea. It sits in Lots Village, with Chelsea Creek to its south and the railway line to its west. Kensington and Chelsea Council chose Mount Anvil to develop the site in early 2023, and they've since submitted planning applications to both Kensington and Chelsea and Hammersmith and Fulham councils.
This project aims to turn an unused area into a vibrant new spot for residents, local businesses, and the broader community. Plans show 274 environmentally friendly homes, including 118 affordable social rent homes and 156 homes for sale to the public. These will come with green public paths, business areas, and a new community center.
The homes offered here consist of 65 Extra Care social rent homes specifically for RBKC residents, plus another 53 social rent homes and apartments available for general sale. The affordable homes will be for Social Rent, which the project information explains is the most budget-friendly housing option, with a mix of one, two, and family-sized three-bedroom places.
The building with Extra Care homes sits right in the middle of the development, next to the community square. People living there will have their own apartments but can also use a shared lounge, kitchen, and activities room. They’ll also have direct access to the podium garden, which aims to give each group of buyers a living space that feels both independent and supportive.
The plans feature 2,848 square meters of open space on the ground floor that everyone can use. This also includes better and wider sidewalks on Lots Road, a new green community square, play areas for children, and upgrades to the area along the creek. A map of the site outlines distinct zones like the Community Square, Creek Corner, Waterfront, Western Route, and the residents' podium garden.
The design reflects what people said during consultations about the area's feel, how tall buildings should be, and their overall size. The current proposal shrinks Block A from 15 to 13 floors. It also creates a smooth link between the taller buildings at King's Road Park and the shorter ones on Lots Road, doing this by using different materials, roof styles, and building shapes.
Lots Road South will have 2,038 square meters of space for businesses. This breaks down into a 274 square meter community center, 1,080 square meters of adaptable space for local shopkeepers and businesses, and 684 square meters of affordable commercial units. These spaces could house cafes, shops, studios, showrooms, and offices, keeping the area busy all day long.
The plans for getting around focus on walking, biking, and public transport. There will be 423 bike parking spots, some limited blue badge parking, and paths specifically designed for people on foot throughout the site. The current prices for individual homes sold to the public were not in the project exhibition. Buyers should check official sales information to confirm these details before making any decision to purchase.
Construction is aimed to begin in Spring 2026, assuming planning permission is granted, and should finish by 2030. Mount Anvil has indicated they will develop plans for demolition and managing construction, arrange deliveries, keep an eye on noise, dust, and vibrations, and keep everyone informed about the work through site boards, newsletters, and meetings with interested parties.
