The Great North Leisure Park, on High Road, North Finchley, is to be redeveloped. The development of this 11.2 acres of land will transform it into a vibrant mixed-use community, with designs for residential, commercial, and leisure spaces to improve the urban landscape of the area.
The bold plans, spearheaded by Regal, feature 1,502 mixed-tenure homes, 23% of which will be affordable housing. It will also include around 28,000 square feet of flexible commercial space that will be opened up to local businesses and services. At the heart of the development will be a state- of-the-art leisure center featuring three indoor water zones, an outdoor lido overlooking the Glebelands, a sauna, a steam room, a gym, a children's play area, and multi-purpose studios.
The redevelopment of Great North Leisure Park will transform the area from its current retail-led function into a residential-led community. This adjustment also corresponds with Barnet Council's objectives for urban development, specifically in terms of increasing the local housing stock in addition to successfully embedding new living spaces into the current urban fabric. The community will be further cultivated through local cafes, social space, and considered amenities in the project.
Due for completion in 2026, Great North Leisure Park will play a pivotal role in the growth of North Finchley, delivering modern homes, commercial spaces, and leisure facilities in a one-stop development.
The redevelopment of Great North Leisure Park is a flag bearer for the reimagining of North Finchley as a residential and leisure destination with heart. It complements the area well and establishes a new dynamic and vibrant hub that future residents will thrive in with a good mix of housing, leisure, and commercial new options.

Developer Regal has officially submitted a planning application to redevelop Great North Leisure Park in Finchley, aiming to deliver a comprehensive mixed-use scheme that will introduce 1,502 new homes, a new leisure centre, and community-focused public spaces. The proposal reflects a broader vision to turn the site into a modern, health-oriented neighbourhood that prioritises well-being, nature, and sustainability.
At the core of the project is the re-provision of the existing leisure centre, which will include an enhanced facility featuring an outdoor lido, three indoor water areas, sauna and steam rooms, a gym, and flexible community studios. With 23% of the new homes designated as affordable housing, the scheme also includes nearly 28,000 sq ft of commercial space designed to support local businesses and services.
The redevelopment proposes a significant increase in green infrastructure, replacing large paved areas with landscaped gardens and pedestrian-friendly routes. Connectivity to Glebelands Open Space will be improved, offering direct access to nature for residents and visitors.
This application follows Regal’s earlier submission for the Lodge Lane Car Park regeneration project in North Finchley, just 1.5km away. Combined, the two schemes demonstrate a long-term commitment to revitalising Barnet through sustainable urban design, enhanced public amenities, and inclusive housing delivery.
