30 Marsh Wall is a student accommodation development located on the Isle of Dogs in London E14. Designed by EPR Architects, the new 48-storey tower will provide 1,068 student accommodation bedrooms, amenities, 184.6m² of flexible retail/commercial floor space, and public realm improvements.
With its central location on the Isle of Dogs, 30 Marsh Wall will regenerate an underutilized office building into student housing above flexible retail and leisure space, contributing to the surrounding area's vibrancy and accessibility. The top floor will offer further amenity space with access to a sheltered roof garden and views across London.
The redevelopment will use quality materials, including bespoke white glazed and dark bronze terracotta cladding, to ensure longevity. The design features strong vertical elements to complement the existing skyline and create a unique architectural landmark.
The redevelopment will provide public realm improvements, including landscaping and careful design to enhance appearance, accessibility, and safety. Collaboration with the Cuba Street development will create a vibrant new neighborhood, with new commercial space open to the public.
Tide Construction, experts in modular construction, will use this approach for the Marsh Wall site to reduce construction time and minimize disruption to the community. Modular construction is more sustainable, reducing waste outputs by up to 80% and embodied carbon by up to 40% compared to traditional methods.
The development will be staffed 24/7 with a team serving as a point of contact for the community and organizing events for students. This approach aims to address issues around loneliness and mental health while contributing to the provision of generously sized rooms and communal facilities.
With modular construction methods, the student accommodation is expected to be ready by 2025, reducing traffic movements and pressure on local road networks. The redevelopment will also provide up to 42 jobs and free up family housing back into the open market.
