All new homes in this development are sold out. We can help you find a secondary housing option in Brixton Centric.
Brixton Centric is situated on Brixton Hill, SW2, in one of South London’s most dynamic and well-connected residential districts. The context is characterized by a tight-knit urban fabric with strong bus networks, retail, schools, and hospitals. Brixton, Clapham North, and Herne Hill all provide rail and tube links into central London and the wider area for work. An in-depth view of the neighbourhood shows access to public transportation, green spaces, and essentials so that future residents can accurately assess their daily travel habits and overall local accessibility.
The surroundings are a testament to Brixton’s status as both a cultural and commercial epicentre. There are numerous local cafes, markets, and independent businesses that help to shape the identity of the neighbourhood, as well as proximity to parks like Brockwell Park, which offers open recreational space. This mix of urban intensity and outdoor territories reinforces long-term residential demand and the general flexibility of the location for various household types.
The development consists of a selection of brand new, modern apartments inside this innovative residential building. The architecture is designed using an optimal space utilisation and keeping in mind the better precinct design. Housing units feature balconies or terraces, enhancing interior living spaces and improving the internal environmental quality within the building. Common social spaces are included to facilitate interaction among residents, without sacrificing privacy.
Inward floor plans create the best opportunity for active use and adaptation to a variety of studio, 1- & 2-br., and larger flat layouts. Images of selected photos establish finishes and space dimensions, while images of the model unit offer a visual glimpse into a completed residence. The entire project is done, and all new-build units are sold out — only resales from the existing stock remain.
Brixton Centric sits in an established urban housing market and is boosted with locational, transport, and cultural pull on demand. The first apartments are now being offered for resale on the secondary market, giving buyers an opportunity to investigate homes already built rather than off-plan. Such a framework minimizes delivery risk and offers immediate feedback on the state of the building and its environment.
Transactionally speaking, being able to purchase within an existing neighborhood is easier for every buyer from a decision-making standpoint. The pricing is based on current values within SW2 and is determined by both the size of the unit, its layout, and outdoor space. Backing up these figures are analytical resources and local data, which help the buyer evaluate long-term ownership suitability, whether their future plans include owner occupation or a rental. The fact that the property is complete enables assessment of the performance and dynamics of a neighbourhood as they stand today, as opposed to forecasted metrics based on future development.

Muse Developments, London Borough of Lambeth and Notting Hill Genesis celebrated reaching the highest point of construction at Brixton Centric.
Due to complete in early 2023, Brixton Centric will deliver 74 new homes (40% affordable) along with a new public archive for Lambeth Council.
Muse, in partnership with the London Borough of Lambeth, has been working at the Your New Town Hall project since 2014.
The Grade II listed town hall has been fully refurbished giving the borough a 120,000 sq ft civic building that has reduced its estate and save £4.5m per year.
The team has also delivered 120 mixed-tenure homes at mixed-use Ivor House and Maugham House.
The Lambeth Archives, which will be moving to the new space at Brixton Centric, documents over 1,000 years of the area’s rich local history, as well as holding 500 years’ worth of records of Lambeth as a local authority.
Phil West, project director at Muse, commented: “It’s a proud moment to bring partners together to showcase our collective efforts at Brixton Centric and the wider Your New Town Hall regeneration. We’re making good progress with the final phase, which will deliver much needed mixed-tenure homes.
“Our strong partnership with London Borough of Lambeth and more recently with Notting Hill Genesis, highlights what can be achieved when the public and private sector work collaboratively with a shared vision, goal and approach. We believe that together we’ve repurposed the heart of Brixton, transforming it into a vibrant, diverse and connected mixed-use community.”
John Hughes, group director of development at Notting Hill Genesis, added: Notting Hill Genesis are pleased to be working in partnership with Muse Developments on the Brixton Centric Project and on the wider Your Town Hall Regeneration, which also included delivering affordable homes at Somerset and Maugham House.
Jonathan O’Neill, senior director at McAleer & Rushe, commented: “We are proud to be involved in the construction of much-needed homes for the community of Brixton as the final element of the wider Your New Town Hall regeneration scheme and am delighted to have reached this significant milestone in the works. Located in the heart of Brixton on a meaningful site steeped in its history, our project team have created a collaborative culture with all stakeholders which in conjunction with our high performing site team and valued supply chain, will see through the safe and successful completion of the building. It is a priority for McAleer & Rushe to integrate ourselves in the communities which we operate in and I would like to take this opportunity to thank the local residents and businesses for their genuine cooperation and support during the works.”
