The scale of the site offers the opportunity for high quality sustainable placemaking, with the space and flexibility to deliver substantial amenities to meet the demands of future residents and the wider community. The acquisition adds to Telford Homes’ growing pipeline and underlines the brand’s continued belief in the strength of the Build to Rent market in London.
Chapel Place is a 3-minute walk from Ilford Station, which provides direct links to key interchanges at Stratford and Liverpool Street – and with the addition of Crossrail, the development will offer quick and frequent services into Central London. This improved connectivity will attract new residents to the relative affordability of Ilford compared to other parts of London.
DisclaimerWe have created an automatic ranking system for new-build homes in London based on several critical features around the development, like schools, parks, and transport infrastructure.
We have developed this new analytical tool to calculate the scores based on the location data. Note that AutoScore values are not set by us or anyone else – everything happens automatically.
Redbridge Council has approved plans for Chapel Place, the redevelopment of Sainsbury's supermarket in Ilford IG1.
The development by Telford Homes and Sainsbury's has received a resolution to grant planning consent for the 4.82-acre site this week, growing the developer’s pipeline of Build to Rent developments.
The planning committee voted in favour of the plans submitted in July 2022. The buildings designed by HTA architects will contain in excess of 1,000 new homes, including Build-to-Rent, affordable housing and Purpose Built Student Accommodation.
There will be a new landscaped public realm, with a new public park at the heart of the development.
The scheme will be supported by new commercial spaces and a new Sainsbury’s store purpose-built to meet the needs of the new and existing communities.
Caroline Radford, Build to Rent Development Director at Telford Homes, commented: “We are delighted to have received a resolution to grant planning consent for the Chapel Place development in Ilford. The scheme will allow us to deliver much-needed news homes as well as significantly improve the public realm and commercial offering for the area, which is on the cusp of significant regeneration, driven by the opening of Crossrail.
With rental demand already outstripping supply, this acquisition represents a significant growth opportunity as we continue to expand our Build to Rent pipeline. We believe this opportunity has all of the characteristics to enable Telford Homes to deliver a best-in-class product in Ilford and to deliver on our commitment to building sustainable communities.”
