Goodmayes IG3 (Redbridge) regeneration: c.500 new homes from £250,000, 1 minute walk to Goodmayes Station (Elizabeth line via High Road), 20 minutes by car to London City Airport, strong Crossrail growth story with approved masterplan.
Phase one underway since February 2023 in Crossrail opportunity zone, with new public square, shared mobility hub and ground floor amenities; mixed-use scale and Clarion partnership support long term rental demand and capital growth.
New pedestrian and cycle links will run through the site, with communal spaces for residents to meet and relax.
The Goodmayes neighborhood is being overhauled by Hadley Property Group, at 706–720 High Road, Goodmayes, Ilford, London IG3 8RS. This is in Zone 4. The intention is to construct a 20-storey building with 568 units. It’s part of a plan to redevelop the area around the forthcoming Crossrail line. Around 500 new homes are under construction, along with shops and community facilities. This will create a neighborhood rather than just an apartment block.
The construction began in February 2023. This is being done by Hadley Property Group in partnership with Clarion Housing Group. The council said yes to the plans following public consultation. The idea is to build somewhere we can live with more green spaces and a nicer space around the old Homebase site.
The apartments are available in one-, two-, and three-bedroom layouts. They start at £250,000. Each apartment comes with a balcony and access to communal space. Shops and other daily needs occupy the ground floor.
Residents have access to a gym, a nursery, a health club, and a social space. The ground floor also contains retail and food shops. A new public square comes equipped with a cafe and a stage for performances. The building features roofs that benefit the environment and generate energy. There are some pedestrian and cycle ways around.
The nearest train station is Goodmayes, and it is a minute walk to the apartments. You can get to parts of London, just not so many easily. London City Airport is a 20-minute drive away. Seven Kings station is also within walking distance. The neighborhood benefits from buses, schools, parks, and shops that make traveling easy.
The apartments are within the Crossrail growth area, which bodes well for their long-term value. Adjacent parks and green spaces are here. There are many cafes and shops along the High Road. Zone 4 means you’re sent transport links, without the central London prices.
For those considering purchasing an apartment in London, they can expect a 2.5-4.5% income per year for that investment. The apartment may also appreciate by 5-10% per annum, too. The apartments are on sale from £250,000 for a one-bed flat. If you are looking for an apartment, you need to ask price.
If you are considering buying one of these apartments, then take into account the regeneration project, the new train line, and the varied mix of homes and shops. You can see pictures and plans of the neighborhood to help inform your decision. It’s a development, and it is Crossrail as well, so I think it is an investment good for the long term.

Goodmayes, a development by Hadley Property Group, is currently under construction. The project commenced in the first quarter of 2023 and is expected to be completed in phases by 2025.
A transformative joint venture has been announced to bring forth a multitude of homes and inclusive non-residential spaces, commencing with the redevelopment of the former Homebase site in Goodmayes. Collaborating closely with the Council and local community, this venture aims to create an inclusive residential neighbourhood, adhering to high sustainability standards and offering a blend of amenities for both new and existing residents.
The visionary plans encompass a new public square, a diverse mix of commercial and community facilities on the ground floor, landscaped green areas, children's play zones, enhanced pedestrian and cyclist connectivity, and the provision of approximately 500 new homes to address London's housing needs.
Innovative features will include a shared mobility hub with bicycles and scooters for hire, a Digital Music Academy operated by partners Future DJs, a gym, and food and beverage options. Moreover, bio-solar green roofs will contribute to increased biodiversity, air quality improvement, and sustainable energy generation, marking a significant leap towards a vibrant and sustainable urban landscape.
