Our development proposals in Goodmayes represent the first of three joint-venture partnerships with Clarion Housing Group, delivering high-quality, transformative mixed-use developments across urban locations.
We continue to work closely with Clarion throughout the construction process, with the first phase commencing in February 2023.
The joint venture will see thousands of homes and many inclusive non-residential uses delivered in the coming years, with the former Homebase site in Goodmayes providing the first location.
We have been working with the Council and local people to design an inclusive residential neighbourhood which meets high standards of sustainability and delivers a mix of amenities for residents, both new and existing. Our plans include a new public square, a mixture of commercial and community uses on the ground floor, landscaped green spaces, children's play areas, improved connectivity for pedestrians and cyclists and approximately 500 much-needed new homes for Londoners.
The development will have an innovative shared mobility hub housing bicycles and scooters for hire, a Digital Music Academy operated by our partners at Future DJs, a gym and food and beverage provision, whilst bio-solar green roofs will increase biodiversity and aid air quality alongside generating sustainable energy.
A new public square at the heart of the site will act as a hub for the community, featuring stages for performances, new foliage and planting and a café with outdoor seating.
High-quality public realm will feature green landscaping and welcoming spaces that are accessible for all.
New pedestrian and cycle links will run through the site, with communal spaces for residents to meet and relax.

Prior to submitting an application, a programme of consultation and engagement was undertaken to share our vision and encourage local residents to submit their feedback on the proposals. Over 1,300 comments and suggestions were received from the public in advance of submitting a planning application.
The application received unanimous planning approval from Redbridge's Planning Applications Committee, with members referring to the application as ‘the best of the schemes coming forward in the Crossrail opportunity zone'.Disclaimer
