Regeneration and Architectural Vision

Somerleyton Road Phase 2 is part of the wider ongoing regeneration programme situated between Brixton Town Centre and Herne Hill, in the London Borough of Lambeth. Delivered as part of the initial phase, which saw Carlton Mansions restored to an affordable workspace and the launch of Brixton House Theatre, phase two will see a new neighbourhood created with housing matched with community assets.

Higgins Partnerships has worked closely with Lambeth Council to design this development, creating a masterplan that respects the historical and cultural context of the local area. The site is bounded by 2 significant landmarks, the Moorland and Southwyck House estates, as well as the Brixton railway line, which contextualise the new development within its urban setting.

Atrium A draught copper is revealed, and a single-glazed window of the western town will be safeguarded by a distant roller shade. The project will feature a mix of studios, one-bedroom, two-bedroom, and family-sized homes with dual-aspect designs that optimize natural light and ventilation. A large percentage of the apartments are destined for affordable housing, with Block E designated for extra care homes, which give older people freedom and peace of mind. Purpose has been integrated into all facets of the development to create long-term benefits to the community and future home buyers.

Community and Green Spaces

This project explores the public realm enhancements. The provision of a green corridor and landscaped spaces, with new planting, is proposed to create high-quality external environments for the occupation of both residents and other planning use classes.

The new Somerleyton Passage will have bright lighting, improved paving, and potential for locally-sourced public art, making it a brighter and safer place to be. Intergenerational spaces, which include children’s play spaces, social gathering areas for teenagers, and quiet places for elderly residents, will be created in a civic square as well as podium gardens. These well-thought-out outdoor spaces help shape the scheme as a sustainable, inclusive community.

Community amenities cover a large part of the design as well. Flexible amenity spaces include ground-floor access for wellness, art, education, and retail, so that the project is executed while benefiting local business owners and residents. Retail will be on-site for daily living and entrepreneurial activities. This is enhanced by a re-provided gym, cycle storage, and electric vehicle charging points, emphasising both clean air initiatives and good health. The plan has been carefully designed in collaboration with local stakeholders to ensure it is tailored to the Brixton community priorities.
