Oaksey Lane is a new residential development built by developer gs8 in Carpenders Park, Watford. It is planned as a low-density, landscape-led community that integrates new housing, native woodland restoration, and public green space. The current master plan includes 96 two-, three-, and four-bedroom homes, supported by a new community building and outdoor leisure areas.
The project received planning permission approval from Three Rivers District Council in February 2026. Half of its homes are affordable housing, and the entire development follows GS8's Planet-Friendly Framework. Instead of treating landscape as an afterthought, the project positions woodlands, green corridors, play areas, and sustainable drainage systems as the core structure of the community.
The residential unit types covered in the community planning include two-bedroom, three-bedroom, and four-bedroom units, which meet the different housing needs of couples, nuclear families, and large multi-member families. These residential properties for sale adopt an all-electric energy strategy, supported by on-site renewable energy facilities.
The annual power generation of these facilities can exceed the total energy consumption of the project, and energy will be uniformly managed via a microgrid and a centralized battery energy storage system. Buyers who purchase a residence in this community can also benefit from the low-carbon construction advantages of the GS8 project. The developer states that the amount of carbon sequestered by these residences over their full life cycle can exceed their carbon emissions, eliminating the need to rely on carbon offsets. The project also adopts a zero-waste construction principle, positioning environmental performance as a core attribute of the residences rather than an add-on feature.
The site's existing natural features form the core of its landscape strategy. The plan includes the restoration of native woodland, the planting of sentinel oak trees, a wildlife pond, and a forest play area. It also lays out additional publicly accessible green spaces around community green land, while integrating sustainable urban drainage systems and biodiversity facilities across the entire site.
Residents can access a community center equipped with a fitness zone, a shared cycling DIY workshop, and a bicycle club. Additional facilities include an electric-vehicle sharing club, shared e-scooters, and parking and storage space for these shared vehicles. These measures work to reduce reliance on private cars and provide practical spaces for exercise, equipment maintenance, resource sharing, and community activities.
Oxhey Lane is located in Carpenders Park, between Watford and the northwestern edge of Greater London.
It is about a 12-minute walk from Carpenders Park railway station, which provides train services to London and Harrow. The site is also within walking distance of Watford Heath and Oxhey Village, connecting it to established residential areas while being surrounded by quiet woodland.
This area can serve the populations of Watford, Bushey, and the whole of Hertfordshire. Large green spaces have been preserved around the residential plots included in the development. The development plan covers upgrades to off-site pedestrian and cycling routes. In the released renderings, the residential buildings are integrated with the woodland and shared landscape spaces, rather than arranged around a road-centered layout.
