Launching summer 2026!
Medburn Yard is a new residential development by gs8 on Watling Street between Elstree and Radlett. Formerly used as an equestrian centre, the site is being transformed into a low-density neighbourhood inspired by the character of a traditional farmstead. The project is planned around courtyards, country lanes, landscaped green spaces and restored historic structures, with the current neighbourhood page describing a collection of 52 homes.
Homes for sale currently include two- and three-bedroom residences, with the advertised price starting from £700,000. The architecture takes cues from the site’s rural history rather than following a conventional suburban estate format. Three Grade II listed barns are also being carefully restored as part of the wider scheme, retaining historic elements alongside the new housing.
The residential collection is designed for households seeking more space while remaining within commuting distance of London. Individual homes are arranged within a landscape-led masterplan, with courtyards and smaller lanes intended to create distinct residential areas. A buyer planning to buy can consider the scheme for permanent family occupation while benefiting from shared outdoor and community facilities.
Four First Homes are also planned within Medburn Yard. This programme provides eligible local first-time buyers and key workers with a 30% discount against market value, with the discount retained when the property is sold in the future. This introduces a different ownership format alongside the main private residential collection.
Landscaping is a central part of the neighbourhood. Shared areas include informal play spaces, a pocket orchard and a seasonal pond with outdoor seating and measures intended to enhance biodiversity. The site adjoins Hertsmere Golf Club, reinforcing the open character of the surroundings and creating a stronger relationship between the homes and the wider landscape.
Resident facilities include a boutique fitness centre and a reuse and DIY centre where items can be stored, shared and repaired. An electric-vehicle car club and electric bicycle club are planned in partnership with Polestar and Volt Bikes, while EV charging points are provided for the homes. The development also incorporates gs8’s planet-positive approach, including homes designed to store more carbon than they create and a partnership with Octopus Energy providing zero home energy bills for at least ten years.
The location map places Medburn Yard on Watling Street, close to Radlett, Elstree and Borehamwood. Radlett itself combines tree-lined residential streets with independent shops, pubs and restaurants along Watling Street. Hertsmere Borough Council describes the village as particularly well connected to London by rail and road, which has helped establish it as a popular residential location for commuters.
The neighbourhood retains a noticeably rural setting despite its position within the London commuter belt. The combination of countryside, golf facilities, landscaped communal areas and restored agricultural architecture distinguishes it from denser new-build schemes. Each published photo presents the development as a contemporary interpretation of a Hertfordshire farmstead rather than a conventional urban estate.
