Hayes & Harlington, London HA UB3 – Hayes
All new homes in this development are sold out. We can help you find a secondary housing option in The Beat.
The Beat is located in Hayes and Harlington London UB3, whichs in West London and Zone 5. It is situated only 0.1 miles from Hayes and Harlington railway station. This station is on the Elizabeth Line, so you can reach the West End in 30 minutes and Canary Wharf in less than an hour. There are train lines and bus routes that run to Uxbridge, Southall, Slough, and Reading. By car, you can be on the M4 and A40 in nine minutes if you have a car. The official map only makes. The Beat looks well served by connections with the rest of Greater London and then beyond.
The levels area around The Beat is lovely with Crane Park and other open spaces as well as cafes and shops within walking distance. The Hayes town centre is characterful with a combination of new buildings. It was once a center of music production — EMI had a studio in the building. The Beat is also convenient to Heathrow Airport, which’s about 4.3 miles away. That makes it a desirable place to live if you do a lot of traveling. The transport links are outstanding. It is easy to get around.
The Beat is a six-story building housing 43 flats. The apartments were originally made available through the Government’s Shared Ownership scheme, under which people buy a 25 per cent share of the flat and rent the remainder. That made it even easier to buy a home in London.
Each of The Beat’s flats has an open-plan living space, which is decorated and features vinyl flooring. The bedrooms have carpets, and the main bedroom includes a built-in wardrobe. The kitchens are outfitted with all the appliances you would need. The bathrooms are fully fitted. Each flat also has a balcony, perfect for sitting out and relaxing. Each flat has its own storage cupboard, which is really handy too. If you check out the marketing materials and photos, you can see what the flats look like.
The Beat Shared Ownership. You can purchase a 25% share in the flat and pay rent on the rest via the shared ownership scheme at The Beat. You will also need to pay a service charge, which is the amount set aside for maintaining the building and common areas. The developers initially offered some incentives when the flats first went on sale, including assistance with legal fees and a free furniture package. This was to help first-time home buyers.
If you are considering purchasing a flat at The Beat, then you will likely be wondering about how easy the area is to move around in, what the area is like, and, of course, how much it costs. The price of the flats was agreed with the Shared Ownership scheme in view, not as they would be valued on the open market. The Beat is part of an “inclusive” development that builds affordable housing, and it’s the perfect spot for people who want to live in West London. If you are considering purchasing a resale flat, you need to think about its proximity to the Elizabeth Line, how easy it is to get on the motorway, and what the local area is like.

Choosing a floor plan might be tricky, but it shouldn't be so. See 3 quick tips below to pick only the right layout for your new home.
Tip 1 — Measure it all
You might already know your desired square footage when choosing a new home. Generally, more bedrooms mean more space, which also drives up the prices.
However, modern developers offer smart floor plans so you can make better use of the space. For instance, a studio with an open floor plan can be much more efficient and affordable than a typical 1-bedroom apartment with a traditional floor plan.
Tip 2 – Go with the flow
Once you have picked one or several layouts, you need to imagine living in the space. Visualise daily activities like laundry or cooking: is it convenient? Do you have enough space?
Online interior design apps that offer 3D visualisation (many of them are free) are time-savers here. Just download the desired floor plan from 1newhomes, upload it to the website you chose, and get a 3D render to visualise living in your new home.
Tip 3 — Do not neglect flexible space
The current lifestyle dictates its own rules. That’s why you need to consider flexible space in your perfect floor plan to have room for a home office or a gym. In addition, be sure to check that your new flat has a lot of natural light. The importance of the latter goes without saying.
A good floor plan means having all you need in a smartly designed space. We are sure our quick tips help you pick only the perfect layout for your new home.
