Designed for the London Borough of Brent, Ujima House is a new residential-led, mixed-use project comprised of affordable homes, hybrid workspaces and civic space.
The project forms a key part of the Wembley Housing Zone, an area designated by the Mayor of London in 2015 to re-shape and revitalise the eastern section of Wembley High Road by bringing forward high-quality, affordable housing and public realm improvements.
These revised pedestrian connections will be designed to forge a stronger link between Wembley Central Station and Wembley Stadium.
Ujima House is the second residential scheme we are creating for Brent Council as part of this important strategy, and sits opposite Wembley High Road, Cecil Avenue which achieved planning approval earlier this year.
DisclaimerWe have created an automatic ranking system for new-build homes in London based on several critical features around the development, like schools, parks, and transport infrastructure.
We have developed this new analytical tool to calculate the scores based on the location data. Note that AutoScore values are not set by us or anyone else – everything happens automatically.
Construction company Wates has reached an agreement to undertake the construction of 54 new residences on the Ujima House site situated on Wembley High Road.
The development will also incorporate workspace units, including a street-level café.
The announcement was made in conjunction with the Copley School and Residences site east of Cecil Avenue. Of the total 304 units, 152 properties across Cecil Avenue and Ujima House will cater to a mix of affordable housing for council tenants and individuals with moderate incomes.
Nick Williams, Regional Managing Director at Wates, commented:
“Our guiding principle is that everyone deserves a great place to live, and these modern new homes will be warm, comfortable and safe to live in. Not only that but we will be working with the local community to deliver these mixed-tenure homes. This means employing the services of local businesses and people along the way to help regenerate the area and inspire a new community.”
