The Leegate Centre was originally developed by Galliard Homes but is currently undergoing a new regeneration led by London Square, to breathe fresh life into the long-neglected and unsuccessful site.
This mixed-use development of more than 15,000 square meters aims to revitalize Lee Green. The new lobby includes a revised proposal that contains key alterations in response to updated fire and building regulations, as well as a significant increase in our affordable housing dough.
Potentially, the project will provide around 640 new homes, instead of the 561 units that were previously approved. This increase helps to meet the objective of London Square's development of a family-sized affordable homes service. The design of the buildings has been changed to include extra storeys but still maintain a harmonious relationship with neighbouring structures. Block A1 will become 18 storeys high after completion (as opposed to 15 as originally planned), with similar alterations across others. These adjustments seek to increase residential space without sacrificing either architectural beauty or the residents' quality of life.
The scheme will set a pace for those living in line with the policies of London Plan and place strong emphasis on active travel as well as sustainable living It will feature well over 1,000 secure cycle spaces for residents and visitors, trying to attract non-car traffic. The setting of the site near Lee and Blackheath train stations as well as an extensive network for buses will further reduce reliance on private cars.
Making use of the no parking development policy, residential parking will be controlled to 21 allocated blue badge spaces and one commercial suitable space. A car club will also be initiated, providing flexible, shared transport options to users who live in this community. These steps are in keeping with the programmes of Lewisham Council and the Mayor of London for sustainability.
Landscaping will enhance the public realm by including pedestrian routes where none existed before, green areas, and specially designated play spaces. The design encourages easy movement through the site using connections along Eltham Road, Burnt Ash Road, Leyland Road, and Carston Close. The provision of high-quality public space promotes community interaction and local vitality.
