175-177 Kensal Road is one of the Phase 1 sites that is now being progressed by the Council for delivery of new homes and other facilities. This site, next to the Church of Our Lady of Holy Souls, aims to provide 37 new affordable homes alongside flexible community and commercial/retail space.
Consultation
Consultation for new homes and other facilities on this site took place from late February 2019 to late January 2020. The consultation included three rounds of ‘face to face’ events showing the progress made on the design of the new homes and enabled comments and feedback from the local community. This feedback will be incorporated into the final proposals.
Planning
Following the consultation, a planning application for the homes and community and retail space was made by the Council in February 2020. The scheme obtained ‘resolution to grant’ planning permission in July 2020. The development will deliver c.488m2 of flexible community space and 345m2 retail space alongside 37 new affordable homes with secure residential communal and amenity areas.
Work will start on construction of the development in early 2021 to enable new homes to be occupied by summer 2022.

Kensington & Chelsea Council has appointed Willmott Dixon to deliver two housing schemes, including 177-175 Kensal Road.
The £17.1m development will create 37 homes above new ground floor commercial accommodation. The 5-storey building will be complete in the autumn of 2022.
Willmott Dixon will also deliver a £8.5m development at Hewer Street comprising 20 homes completing in winter 2022/23.
Plans for the first phase of Kensington and Chelsea’s ambitious New Homes Programme to build over 600 new homes on Council owned land, including at least 300 at social rent, have now been approved.
The applications approved are for 97 new homes across four developments in the north of the borough, located on Kensal Road, Acklam Road, Hewer Street and St Helens Gardens.
The homes are of various tenures, including 49 at social rent, 22 at intermediate rent – which could be used by keyworkers – and 26 at market rent levels.
