Indicative London market data shows estimated annual rental yields of between 2.5% and 4.5%, with expected capital growth of 5 to 10% per sq m. Sample projections show how a five-year horizon can see a £500,000 capital commitment appreciate. This is the context informing a purchaser’s decision as to whether or not to purchase a new unit in an already-completed scheme in Zone 1. There are no remaining units from the first phase for sale directly, but resale availability and final pricing will be dependent on market conditions at that time.
