One Vinyl Square is a key component of the regeneration of the £250 million masterplan of the Old Vinyl Factory in Hayes, the former headquarters of EMI Records. Our Building faces onto Vinyl Square, the centrepiece of the development and will be just eight minutes’ walk from Hayes & Harlington Crossrail station. Plans have been submitted for 134 new homes and ground floor flexible floor space.

Network Homes have exchanged contracts with Joseph Homes to deliver 134 affordable properties at The Old Vinyl Factory in Hayes.
The new homes are part of a package deal with ARJ Construction with work likely to start in June 2022 on a mixture of apartments and maisonettes. Completion is expected in August 2024.
The scheme is a part of a wider redevelopment by U+I, which is transforming former record company EMI’s pressing plant into an exciting residential, employment and leisure hub. The 17-acres site will comprise 642 homes with innovation and educational hubs, restaurants, shops, gym, cinema and a live music venue.
The development by Network Homes will include 57 properties for London Affordable Rent, 58 for Shared Ownership and 19 for London Living Rent.
